This modern detached property lies in the quiet village of Tudweiliog on the beautiful northern coast of the Llŷn Peninsula, close to the villages of Nefyn and Morfa Nefyn and around 20 minutes’ drive from Abersoch. An ‘upside down’ property, there are two double bedrooms and one twin bedroom on the ground floor, along with a family bathroom, games room and well equipped utility; upstairs there is a further shower room and a bright living-dining-kitchen which takes full advantage of the wonderful views from both the front and rear of the property.
With the separate games room, an outdoor BBQ / dining area and a large hot tub Ty Llewelyn is ideal for families. It will also appeal to walkers who can easily access the Wales Coast Path and explore the stunning, rugged coastline of northern Llŷn.
Cwt Tatws café and shop, located just above the beautiful Towyn beach is nearby and can be easily reached via a short drive or a slightly longer walk along the coast, and the family friendly Lion Hotel pub is approx. 100 yards away with a small children’s play area to keep the little ones happy
To the ground floor…
Bedroom one: To the front of the property is a beautiful double bedroom with king-size bed, bedside cabinets with lamps, a generous wardrobe and a wall mounted smart TV.
Family bathroom. The main bathroom has a P shaped bath with electric shower over, wash basin, WC and a heated towel rail.
Bedroom two. This spacious double is situated at the rear of the property and looks out over the outside dining area. This room has a feature king sized wooden sleigh bed, bedside tables with lamps, a wardrobe and chest of drawers. There is also an armchair and a wall mounted smart TV.
Bedroom three: The third bedroom is a smaller twin room with sleek modern beds with storage underneath, a shared bedside table, wardrobe and smart TV. This room also looks out towards the rear of the property.
Games room: Also downstairs is a games room with a small pool table, two seat sofa and a TV/gaming station, perfect for kids or teenagers to have some separate space away from the rest of the family or to keep them entertained on a rainy day.
Utility: A very well equipped utility area with a washer-dryer, fridge-freezer and a useful sink ideal for washing sandy swimming costumes etc. There is a highchair, stairgate & travel cot and utility essentials including a hoover, mop and ironing board along with a well-stocked cleaning cupboard. The back door opens from the utility room onto the outdoor area.
Outside: To the rear of the property is an enclosed decked garden with outdoor dining area, gas BBQ and a large hot tub. This is the perfect space to relax, perhaps to enjoy a restorative soak in the hot tub after a day of walking or to simply enjoy a BBQ with the family as the sun goes down.
Shower room: At the top of the stairs is an additional shower room facing the rear of the property with views across the playing fields and distant sea views.
Living/kitchen/dining room: The upstairs has been designed to take full advantage of the beautiful surroundings with views both to the front and rear. The open plan living/dining/kitchen is a bright spacious room with a large dining table comfortably seating six.
The kitchen is well equipped with an integrated oven and combi microwave-oven, dishwasher, fridge, a Nespresso coffee pod machine, a DeLonghi kettle and a four slice toaster ideal for family breakfasts. There is an Alexa echo for listening to the radio, music etc and lovely views out from the kitchen window to the countryside beyond. A cupboard under the breakfast bar houses a large stock of board games to keep the whole family occupied on rainy days and quiet evenings.
The living area has two comfortable sofas, along with a further footstool/seat and large smart TV with DVD player and opens onto a glass fronted decked balcony at the rear of the property. From the balcony there are beautiful views across the village playing fields and lovely distant sea views; on a clear day you can see across to the Wicklow mountains in Ireland. With room for a table and chairs the balcony is the ideal spot to relax and enjoy the peace and quiet of this lovely little village and perhaps enjoy a drink as the sun sets.
Parking: There is a gravelled driveway at the front of the property which provides off road parking for up to three cars.
